Dedicate building land, electricity as a lease priceConvert grassland to building land around high-priced cities; the lease must be paid with electricity. 600 MWh/a would be €60,000 lease per ha valued at 10 cents/kWh.Then there's the problem that we have insanely high land prices around the big cities. I'm from Sankt Leonhard near Grödig and when I drive to Salzburg, I pass by Anif. There's farmland, maybe €10 per square meter, and next to it is building land, which is suddenly worth over €1,000 per square meter. That's where I've been pursuing the "land for energy" concept since 2010. This is a barter deal. The land is rezoned, you can build here, but the lease is paid with electricity. If you look at the yield per hectare, 850 MWh, of which we leave 250 MWh for the residents, that leaves 600 MWh. That is the lease price. If we value the electricity at 10 cents per kWh, then it's still €60,000 in rent for one hectare. You could dedicate such areas around the big cities and make building much cheaper. There will of course be people who do not like these settlements, but want a luxury villa. Well he can have, no problem, but then the property costs just the 1,000 € as it is usual in Anif.
